5 TIPS FOR BUYING A HOUSE & LAND PACKAGE
House and land packages are a great option for new homebuyers looking for a simple way to start the process of selecting their dream home.
It means the builder has already found the ideal homesite to match its design - so the process is streamlined, you get off on the right foot and, in some cases, you can secure a true 'turn-key package', where - quite literally - all you need to do is turn the key to your new home and you're set.
But what elements should a new home buyer consider before signing on the dotted line?
Sales consultant Chris Reid is looking after the stage one land release at Mirvac’s new Everleigh community in Greenbank - and says there are five key features potential buyers should look for in a house and land package.
“Choosing the right homesite is just as important as choosing the right home, and location and aspect should be a buyer's top priority,” says Chris.
“Selecting a community by a developer with a strong track-record, featuring homes that suit your style and lifestyle, are important.
“It is worth taking a drive around potential locations to see if the surrounding houses, streetscapes and parklands are what you have in mind for your new home.”
The next must-have on the shopping list for buyers looking at building? Value for money.
“When it comes to a house and land package, this means securing a home that is laden with features, is in the right location and fits the budget,” explains Chris.
“Look for added extras that will give your home that extra zing, like high quality fittings and finishes.
“Do your research from day one so you have a clear understanding of the differences being offered by different builders.
“Comparing like for like can be tricky, so a lot of research - and a little bit of patience - goes a long way.”
When taking a look at home designs, Chris advises buyers to make sure they select a home that has a ‘wow-factor’ facade.
“First impressions last, so buyers want a house that 'wows' from the moment their family and friends drive up,” Chris says.
"Choosing the right facade will give your home instant street appeal and you should look for that extra hint of luxury, such as the use of stone or timber to add interest, and a colour scheme that will stand the test of time.
"It can be easy to fall in love with stunning façade images and display homes, so it is a good idea to ask the builder if you can see specific homes, with the same or similar level of inclusions, at or near completion to make an assessment before signing on the dotted line."
Your new home is one instance where size really does matter. Chris recommends looking for a home with plenty of storage, generously sized rooms and extra living areas (like a media or multi-purpose room).
“Features like high ceilings and a beautiful alfresco area help to promote the feel of indoor-outdoor living, which is an essential part of life in Queensland,” he says.
“Walking through display homes is a great way to get a feel for how much space an off-the-plan home offers.”
And the last consideration for house and land package buyers is - are you purchasing a ‘turn-key’ solution?
"House and land packages are a fantastic way to start the process, but you need to make sure you ask the right questions," says Chris.
"The word ‘turn-key’ is often used, but it does have a number of interpretations, so make sure you know exactly what is included and what is not.
"Importantly, when buying in a community like Everleigh, your house will need to comply with the estate’s covenants, so take the time to understand what that means and, if not included in your package, that you have the budget set aside for landscaping and fencing, for example.
“A true 'turn-key' package gives peace of mind, with the final cost agreed to up front - taking out any guess work or potential hidden extras, so all you need to do is turn the key and walk in the front door of your new home.”
