THE PERKS OF BUILDING NEW
There are so many benefits of building a new home, but with all the excitement it is understandable buyers can also experience some apprehension.
A good place to start is to explore new display homes to get a feel for what designs best suit your family - and with the new Everleigh Display Village opening later this year in Greenbank you will be able to do just that.
Ahead of the opening, we chatted with Coral Homes Sales Manager Michael Wilson about what new home builders can most look forward to, and how to best prepare for the incredible experience of creating your dream house from the ground up!
The (major) pro
Michael says the biggest benefit to building is obvious - getting to enjoy living in a brand new home.
“You can settle into your home knowing there will be no need for renovations and little in the way of maintenance costs for some time to come,” he says.
“With established homes there tends to be something ‘not quite right’ that buyers want to change once they move in.
“When you build new, you get to choose the fixtures, finishes, and colours, so everything suits your own personal taste and style - right from the start.”
The first step
Even if you’re not quite ready to turn the first sod, Michael says there is plenty you can do to prepare, such as visiting display homes for inspiration and ideas.
“One of the first things you should do is sort out your finances by speaking to your bank or broker about getting a pre-approval,” says Michael.
“That way you know how much you have to work with upfront.”
It’s also a great idea to research all the costs and time needed to build your own home.
“We have a transparent approach to our pricing and even provide our price list on our website so people have access to it during their research stage,” says Michael.
“Another tip is to consider fixed-price house and land packages to give you a sense of security, and ensure your costs remain within budget.”
Communication is key
Just like hunting for the perfect established home, it pays for new buyers to shop around.
“We provide many designs, floorplans and options for people to choose from and we are constantly innovating our designs and developing new ones to meet the needs of our customers,” says Michael.
“Make the time to sit down to compare ‘apples with apples’ and make sure any home building package is the right fit for your needs.”
Michael says buyers should also look for (and expect) a high level of customer service from their chosen builder.
“At Coral, our customers appreciate the regular updates we provide and the importance we place on communication,” he says.
“A great relationship with your builder will mean an easy road to a home you love.”
Still feeling shy?
“We’ve guided a lot of first home builders through the process over our 29 years in business,” says Michael.
“We are confident in what we do and can provide you with the support you need to make building an enjoyable process.”
Coral Homes is among the impressive line-up of Queensland builders that will showcase their designs in the Everleigh Display Village, due to open later this year.
